The Sheriff's Office cannot guarantee clear title to the property and it is highly recommended that you contact an attorney for advice before you bid on a property. The Hardin County Sheriff's Office cannot give legal advice. All sales are "buyer beware."

Q: Do I have to pay the full amount of my bid on the day I purchase?
A:
Yes.

Q: How do I pay for a purchase at a Sheriff's Sale?
A:
Cash or you will be given enough time to go to your local bank or lending agency and get a cashier's check for the full amount you bid. You must pay the full amount to the Sheriff's Office by 4:00pm on the day of the sale. You should have all paperwork finalized with your lending agency before you arrive at the sale. (You can call the lending agency from the Sheriff's Office to have it ready when you arrive.)

Q:  If I purchase at a Sheriff’s Sale, who is responsible for back property taxes?
A:  Taxes stay with the property.  If you made the purchase, you are now responsible for the taxes.

Q: Can I enter the residence I plan to purchase before the sale?
A: No, if the residence is unoccupied. If someone is living there and he or she gives you permission, you may. The Sheriff's Office does not have keys to the property.

Q: How does the bidding start?
A:
The judgment holder almost always starts with a bid given to the Sheriff before the time of the sale. This bid is considered a sealed bid and will not be disclosed before the start of the sale.
